Amendment A was adopted in our HOA meeting on Oct 3, 2025. The purpose of this amendment is to provide clarity, guidelines and direction for all properties and streets within Orchard Park Lake Estates Homeowners Association. To preserve the value of each property in the association each of us must be responsible for maintaining our yard and exterior of the home. Sometimes, it may only require a friendly reminder that some work is needed. Additional measures may be necessary to ensure that an issue is resolved in a timely manner to comply with our request. The association is not here to rule over homeowners. We believe we have a common goal to keep the neighborhood beautiful and safe for all.
We will use Title 8 and Title 20 from the city of Wichita Code of Ordinances for our compliance guidelines. Those guidelines are listed on pages 3 and 4 of the amendment. When an infraction occurs, the homeowner will receive a letter from the association with an Infractions Report and a due date to remedy the issue. Infractions are items or things that need paint, cut, repair, replacement, or immediate attention.
Fines will be used to ensure compliance with our requirements is met. Table 1 in the amendment is more of a starting point or reference than hard rules. The association is willing to negotiate the time to resolve an infraction with the homeowner. We understand that not every circumstance can be measured the same. So please, reach out to us if you are having difficulty meeting the due date. We want to work with you and do not want to cause hardship.
Enforcement will begin after January 1, 2026. This will give everyone the opportunity to make repairs and to take care of their lawn.
